Lawyers near Nagarbhavi, Bengaluru

For residents of Nagarbhavi 1st and 2nd Stage, Jnanabharathi and the layouts around Bangalore University, our office is across the campus on the Mysore Road side.

Nagarbhavi sits between Mysore Road and Magadi Road, next to the Bangalore University campus at Jnanabharathi. If you need a lawyer in Nagarbhavi for a property, family or criminal matter, JustJuris is on the other side of that campus, in Janankshi Layout, RR Nagar 5th Stage. The first conversation is about understanding your papers, not filing anything.

Getting here from Nagarbhavi

From Nagarbhavi, come down to Mysore Road, either along the Outer Ring Road towards Nayandahalli or through the Jnanabharathi side past the university. Once on Mysore Road, turn off towards RR Nagar and continue south to the 5th Stage.

By metro, the Jnanabharathi and Rajarajeshwari Nagar stations on the Purple Line are the closest to us. Nagarbhavi residents who live near Vijayanagar or Attiguppe sometimes find it easier to board there and get off at Jnanabharathi, then take an auto.

BDA blocks and older layouts

Nagarbhavi has two quite different halves.

Nagarbhavi 2nd Stage was laid out by the Bangalore Development Authority and divided into blocks, numbered 1 to 12. Many sites here were allotted decades ago, and localities such as ITI Layout, NGEF Layout, MPM Layout and Annapoorneshwari Nagar are part of this stage. A BDA site usually has a clear paper trail: allotment letter, possession certificate, lease-cum-sale agreement and then an absolute sale deed. Problems tend to come when one of those steps was skipped, or when the original allottee died before the absolute sale deed was executed.

Nagarbhavi 1st Stage and the old village area, including Nagarbhavi village, Moodalapalya, Maruthi Nagar and Canara Bank Colony, has older houses and private layouts. Titles here are more often inherited, sometimes without a will or a formal partition.

Since many sites here were allotted a long time ago, the questions people from Nagarbhavi ask are often about succession rather than buying:

Police and courts

Police stations on this side include Jnanabharathi and Chandra Layout, and the one that takes your complaint depends on your exact street. Ask us before you go if you are unsure.

Property disputes inside city limits usually go to the City Civil Court on K.G. Road, while probate and succession certificate petitions are also filed in the city civil courts. Family matters go to the family courts in Bengaluru, and writ petitions against the BDA or the corporation are filed in the High Court of Karnataka.

How we can help

Questions people ask

My father’s BDA site in Nagarbhavi has no absolute sale deed. What now?

The heirs usually have to apply to the BDA with the death certificate and proof of heirship to get the site transferred and the sale deed executed. Bring the allotment and possession papers and we will tell you what is missing.

Is a will needed if there are only two children?

Without a will, the property is divided under the personal law that applies to your family, and every heir has to sign later deals. A registered will avoids much of that delay.

Can I meet you on a Saturday?

Yes. We are open Monday to Saturday, 10 am to 8 pm. Please call or WhatsApp first.
