Lawyers near Kengeri and Kengeri Satellite Town

Our office in RR Nagar 5th Stage is one of the closer advocates’ offices for people in Kengeri, Kengeri Satellite Town and the villages along Mysore Road beyond it.

If you live in Kengeri and need a lawyer, you do not have to go to the court area in central Bengaluru for a first meeting. JustJuris is in Janankshi Layout, RR Nagar 5th Stage, on the same side of the city. You can bring your papers here, talk it through, and decide what to do before anything is filed.

Coming from Kengeri

Most people from Kengeri reach us by one of two routes:

  • By road along Dr Vishnuvardhan Road. This is the road that runs from Kengeri through Srinivasapura and Channasandra towards Uttarahalli and Banashankari. RR Nagar 5th Stage is a short drive off its Channasandra stretch.
  • By metro. The Purple Line has three stops on the Kengeri side: Kengeri, Kengeri Bus Terminal and Pattanagere. From Pattanagere, the nearest stop to us, take an auto or a short cab ride to Janankshi Layout.

If you come from the villages further out on Mysore Road, such as Kumbalgodu, the same two options apply once you reach Kengeri.

Property records in Kengeri

Kengeri is old. It was a fort town long before the city reached it, and Kengeri Satellite Town was laid out later by the Bangalore Development Authority (BDA) as a planned satellite town. It is now inside city limits and falls under the Bengaluru West City Corporation, one of the five corporations that replaced the BBMP in 2025.

That history leaves three kinds of property side by side:

  • BDA sites in Kengeri Satellite Town, where the papers usually start with a BDA allotment letter, possession certificate and lease-cum-sale or absolute sale deed
  • Old village properties in places like Hemmigepura, Kommaghatta and Kengeri village itself, which often come down through families with revenue records (RTC, mutation) and no clear partition
  • Newer layouts beyond the NICE Road, including the BDA’s Nadaprabhu Kempegowda Layout, and private layouts on converted land, where buyers should check the conversion order and layout approval before paying

The questions we hear most are about which khata a site can get, whether an old B-khata site can be regularised, and whether a family property can be sold when not every heir has signed. Read A-khata, B-khata and e-khata explained before you meet anyone.

Police stations and courts

Kengeri has its own police station, which is part of the city police’s South West division along with Jnanabharathi, Rajarajeshwari Nagar and Kumbalgodu. Which one handles your complaint depends on your exact address, not on the name of your area.

Criminal cases from the Kengeri station go to the magistrate court that has jurisdiction over it, and bail applications that need a Sessions Court are heard at the City Civil and Sessions Court complex on K.G. Road. Civil suits about property inside city limits usually go to the City Civil Court. Some villages on the outer edge are not in the city at all, so for land there we first check which court the case belongs in.

What people from Kengeri commonly ask about

Questions people ask

Is there a court in Kengeri?

Most matters from Kengeri are heard in the court complexes in central Bengaluru, not in Kengeri itself. We will tell you which court your case belongs to after we see your papers.

My site in Kengeri has a B-khata. Can I still sell it?

B-khata properties do get sold, but the buyer may struggle with a bank loan and later conversion. Whether yours can be regularised depends on the layout approval and conversion papers, so bring copies of both.

Do I need to come to RR Nagar for the first meeting?

No. We can start on a phone or video call. For property matters we usually ask to see the original documents at some point.
